Home Staging

Atmosphere, harmony, life style, well being, emotion, feeling at home: the definition of Home Staging is all of that. The practice of Home Staging started in the United States in 1974 and has reached Canada a few decades ago. Staging is the best marketing strategy available with proven results.

The challenge of professional home stagers is to do more with less, to showcase the hidden treasures, create an atmosphere, present a life style that appeals to the largest number of potential buyers.

The three basic techniques of Home Staging are decluttering, depersonalizing and creating an atmosphere. The professional home stager creates the WOW! factor to let you showcase a home that buyers are seeking.

A vacant house is never appealing to potential buyers. Whether it’s a new construction or an older one, empty rooms seem smaller than they really are, and in the second case, the smaller deficiencies appear more obvious. Buyers can get the wrong impression that the owner is desperate to sell. The main rooms, such as master bedroom, living room and dining room always gain to be staged.

Think Turnkey

In dismay after numerous visits and yet, no offers on the horizon? Home Staging is a lot less expensive than a price reduction, which often translates into tens of thousands of dollars. The cost of staging a home will range from one property to another, in general, you should budget approximately 1% of the asking price for a furnished home.

How it works

We discuss your needs at the primary contact then take an appointment to meet at your house.

  • The first part is the consultation, which takes approximately 2 hours or a little more, depending on the size of your home. In general, you receive a detailed report within 24 hours.
  • The second part is doing the recommended work, such as decluttering, depersonalizing (which can be done before the first meeting), packing items, minor repairs and some touch ups. The tasks can be undertaken by the owners or managed by us if you do not have the time or prefer not taking them on. This exercise allows homeowners to sort their belongings and do the “Keep – Sell – Donate” piles, which will be of great help for the future move.
  • Once the second part is completed, we do the staging in one day, using furniture and items spotted during the first visit or with rented items, when necessary.

Remember, only 10% of potential buyers are able to see beyond the decoration and the life style of any home they visit and that “THE” decision to buy a home relies on the first 90 seconds for most buyers.

The first impression is crucial. Professional Home Staging works.
